Myth #1: You won’t get “full service marketing.” They claim they will get you top exposure by syndicating to all the good sites like Zillow & Realtor.com and you won’t get that with flat fee real estate services.
Truth: All Las Vegas brokers have syndication and can push your marketing out as YOU direct. Syndication and this “extra marketing” they push is seller directed and listed on the actual listing agreement that all board brokers have access to.
Truth: I personally have upgraded Zillow & Realtor.com profiles and depending on the flat fee MLS package you choose, your home is featured & showcased on those third party sites at a higher level than regular syndication.
Truth: It depends on each individual agent’s skill level for educating their client about pricing, market conditions & the real estate agent’s pricing abilities.
Truth: I do personally have YEARS of THOUSANDS of BPO’s (broker price opinions for bank listings) under my belt. I have created a proprietary pricing structure for pricing out my own listings. This pricing structure paints a truthful picture of market conditions to my clients and also gives them control on how they want to price their homes.
Myth #3: You won’t get “full service” transactional assistance. They claim you will be “on your own” when you receive a contract.
Truth: It is up to each individual agent’s experience and business model the level of service you receive. Heck – I have worked on the buy side with some full fee, full service, establishment agent, traditional brokerage model types who DO NOT know which way is up with a transaction. The key is to interview and find out what experience your agent has!
Truth: I provide FULL transaction assistance and services for all three flat fee MLS marketing packages I offer. I make sure you are comfortable with the net (how much money you will make in the end) when you receive an offer, make sure you are providing the proper disclosures, let you know what happens next during the due diligence period, get you links to order your HOA docs for the buyer and MORE. Leaving you in the dark until close would create a huge liability to my business.
Myth #4: Your photographs will suck. They claim that your home will not be showcased online beautifully to attract buyers.
Truth: Again, it is up to each individual agent to provide photography. Ask what type you are receiving. GO online and shop the agent by looking at their Zillow and Realtor.com accounts to see what their listing photos look like and how their listings are showcased.
Truth: I provide HD wide angle photography for my all of my flat fee MLS packages. For the standard and paramount packages, I offer photography enhanced with lightroom adobe editing software. Wide angle photography distorts walls and rooms. Editing assists with lighting and those distortions!

FACT: I have been in business a long time. In fact I am broker owner of my own company. We use the same tools that the big corporate companies use. I have an office it is not fancy, but it is functional. I leverage technology and my team to avoid the use of assistants and additional payroll. Do you really want to pay for pretty offices, golden parachutes and corporate bloat out of the equity of your home when you sell it?
FACT: I live modestly. I love what I do. I don’t drive a BMW, Mercedes or Lexus. I don’t live in a mansion. I don’t expect my clients to pay for a lavish lifestyle. My EGO is not inflated. I just like assisting people through the home sale process and I want to provide them great service for a fair price.
